City Zoning Code requires single-family houses to be at least 20 feet wide, as well as requiring a
minimum 3-foot setback from property line on each side of the house.  This would require a minimum lot
width of 26 feet to accommodate the minimum requirements of City Code.  Because the subject property
is only 25 feet wide, the applicant is requesting a reduction in the minimum width of a proposed new
house. This request requires a public hearing by the Zoning Administrator for the following entitlement:
Zoning Administrator Variance to allow a new single-family house to be constructed only 19 feet wide,
instead of the required minimum 20 feet, in order to comply with minimum setback requirements on a
0.05± acre (25 feet by 80 feet) lot in the Residential Mixed Use (RMX) zone.
NOTE:  PB05-006, for architectural design, was approved on July 6, 2005.
