Proposal:
The subject property contains a Single Family Residence and a 2nd Residential Unit. The applicant is
proposing to demolish the existing Single Family Residence and construct a new home. The new home
is proposed to be built without a garage. The new home (with the existing 2nd unit) will exceed the
maximum allowed lot coverage of 40%. The project requires a public hearing by the Zoning Adminstrator
for the following entitlements.
1.  ZONING ADMINISTRATOR VARIANCE to waive the enclosed garage requirement for a new Single
Family Residence.  
2.  ZONING ADMINISTRATOR VARIANCE to increase the maximum allowed lot coverage from 40% to
not greater than 52%.
3.  ZONING ADMINISTRATOR VARIANCE to reduce the required front setback from 25 feet to not less
than 12 feet, 6 inches.
Both entitlements are to develop a new 1320± square foot 2-story, Single Family Residence on 0.07±
developed acres in the Standard Single Family (R-1) zone.
