The requested entitlement is to encroach into the standard side yard setback for a small addition to an

detached garage which both encroaches into the required twelve foot, six inch (12'-6") foot street-side
yard setback (at 1'-4") which exceeds the maximum allowed coverage of the required rear yard setback
area of thirty-three (33%) (at about 44%).
          Entitlements for modifications to an existing single family residence with detached garage on
0.14± developed acres in the Standard Single Family (R-1) zone.
