The City of Sacramento Infill House Plan Program was developed to streamline the process for development of high quality single family homes in the City's older neighborhoods and redevelopment areas. The homes were designed to suit the character and style of the City's older neighborhoods. Under this program, users can purchase plans that are pre-approved through the City's design review and building plan check review process, saving time and money.

The program was also developed to facilitate the development of the large number of vacant lots within many of the City’s older neighborhoods. The homes were designed with neighborhood input, and meet or exceed the City’s design standards.

Easton Plan CHouse Plan Information

There are currently six pre-approved floor plans that can fit the most common sized infill lots in the targeted neighborhoods. Each plan provides a choice of two to three elevations to ensure variety and choice of exterior materials (i.e. stucco, shingle, siding, brick or stone). Plans range in size from approximately 1,400 to almost 1,700 square feet and offer two-, three- and four-bedroom options.  While most of the plans are designed for typical single-family lots in the older infill neighborhoods, several of the plans are designed for smaller lots and can be used on lots as small as 37’ x 80’.

All Infill House Plans are designed to met 2008 California Title 24 energy standards or greater and comply with 2010 California Building Code requirements. New floor plan options include models that meet the City’s Universal Design criteria as well as energy efficient models that meet SMUD’s SolarSmartSM and Home of the Future program standards which can achieve up to 85% higher energy efficiency than homes built to California’s current Title 24 energy standards.

**Universal design/accessible versions of these plans are available from the architects.

1 As of January 1, 2011, residential fire sprinkler plans are now required and must be submitted along with the infill house plans. There is an additional cost for these plans, which may be obtained through the architects, and review of the sprinkler plans is required by the Fire Department. Fire review is approximately two weeks.

 

 

Energy Efficient Models

Plans are available that comply with SMUD’s SolarSmartSM Program or with SMUD’s Home of the Future Program.  These homes offer a number of energy efficient features. The SolarSmartSM Pre-Approved Infill Plans use up to 60% less energy than a typical single-family home while the Home of the Future Infill Plans use up to 85% less energy over a typical Title 24 compliant home.  A number of tax credits and other incentive programs are available to offset some of the improvement costs for these programs.  Contact SMUD for more information about these programs.

Accessible Models

Both Piches and Easton offer accessible versions of their plans which comply with the City’s Universal Design (Accessibility Standards) for Residential Dwellings (refer to City Code Section 15.154).  Some of the accessible plan features include accessible entries, wider hallways, blocking in bathroom areas and lower kitchen counter areas.  For more information on the accessible features, please contact the architects.
