What is Delta Shores?

Delta Shores is one of the last major undeveloped areas within the City of Sacramento. The Delta Shores area is generally located east of Freeport Boulevard, south of the existing Meadowview neighborhood, north of the Sacramento Regional County Sanitation District Wastewater Treatment Plant, and east of the Morrison Creek levee. The site is approximately 926 acres and will provide the opportunity to meet the City's future housing and commercial needs while complying with smart growth principles, including:

  • Provides a market-driven plan for 925 acres “skipped over” between Meadowview and Elk Grove
  • Provides a light rail station (South Line – Phase II) with transit-supportive uses
  • Provides local shopping & dining opportunities for Meadowview community residents
  • Provides a village commercial “gathering place” for Delta Shores residents
  • Provides for a mix of ownership housing types (single family, innovative medium density, and attached for-sale products)
  • Weaves new residential development on the west side of I-5 into the existing fabric of the Freeport area
  • Provides for joint-use of Regional Sanitation Treatment Plant buffer lands by introducing local drainage as an open space amenity
  • Provides for development revenues to finance the I-5 / Cosumnes River Blvd. interchange and extension of Cosumnes River Blvd. to Franklin Blvd. and then on to US99. Click here for transportation info.

The area is identified for future urban development under the City’s General Plan and Airport-Meadowview Community Plan.  The City of Sacramento General Plan and Airport Meadowview Community anticipated Industrial-Employee Intensive and Low Density Residential Uses for this area.  The City is currently in the process of updating both the General Plan and Community Plan. The Delta Shores Planned Unit Development (PUD) was established in 1983 and was intended to be comprised of predominately employment-generating uses (i.e., high technology industrial, office, and commercial) with limited residential uses.
