1. R Street Corridor (click to view photo)
The R Street Corridor encompasses 54 blocks, approximately 128 acres. The Corridor lies between Q Street and S Street from I-5 to 29th Street. Long-term revitalization plans encourage transforming the corridor from historic warehouse and light industrial uses to a transit-oriented mixed-use district. The City of Sacramento has adopted a special plan and development provisions that, at full build out, would contain 2,900 residential units and 4.6 million square feet of office/commercial development. Higher-intensity, mixed-use development will be concentrated around the four existing light rail stations at 13th, 16th, 23rd, and 29th Streets. Residential and less intense commercial uses are designated on the Corridor's east end and outer boundaries. Currently, a number of projects are under development including: CalPERS headquarters mixed-use development between 3rd and 7th streets; Capitol Lofts (CADA warehouse) adaptive-reuse residential and office project at 11th and R; R Street Market (72,000 sq. ft. for Safeway/inline retail/6 townhouses) project at 19th and R; and the Paragary nightclub/restaurant/gallery project at 15th and R.

3. Union Pacific Railyards - Downtown
The 240-acre Railyards site contains the Sacramento Valley Station, the busiest intercity train station on the Capitol Corridor communter rail line. This site represents an excellent opportunity to locate retail, entertainment and residential uses within the downtown core area. Development of the site is viewed as complimentary to the Downtown and will enhance the role of Downtown as the retail and entertainment focus of the Sacramento Region.

4. Capitol Station 65 (formerly Lodi Mission Partners)
A master plan for redevelopment application has been submitted for this 65-acre site, located at the northwest corner of 7th Street and Richards Boulevard, backing up to the American River. Capitol Station 65, LLC is proposing a mixed-use development with approximately 2,000 residential units, with commercial, office and retail uses. Development of residential uses on site is viewed as critical to the implementation of the Richards Redevelopment Plan and the establishment of a residential base in the area.
