North Natomas Development Takes Off


South African Delegation Visits Sacramento
On June 25, 2003, the Northern California World Trade Center sponsored a South Africa Business Matching Reception at the Sacramento Capitol Club. A visiting delegation from the Limpopo Province met with area representatives, including: the Consulate General of Mexico, the Sacramento Municipal Utility District, UC Davis, the City's Economic Development Department, and many area businesses.

The Limpopo Province, situated at the northern-most tip of South Africa, has the fastest growing economy of all provinces. It boasts the world's largest reserve of the platinum group of metals, chrome and vanadium, as well as copper, nickel, iron ore and titanium. It is also one of South Africa's richest agricultural regions. Limpopo's biodiversity, wildlife and archeological sites offer immense tourism opportunities.

After the general session of introductions and a video presentation on Limpopo, attendees were encouraged to take part in one-on-one "matchmaking" sessions. Area companies were able to get first hand information on business and investment opportunities in Limpopo. Likewise, the delegates were able to connect with sources for information on exporting and business opportunities in the Sacramento area.

An Economic Development Specialist with the department, provided the delegation with an overview of the types of assistance offered through the City's Economic Development office.

As a result, the economic development office has received several requests for additional information and will be coordinating efforts with world trade specialists from the NCWTC.

North Natomas Development Takes Off
This year has already seen some major developments in the North Natomas area, including office and industrial parks, call centers and distribution sites for leading businesses.

Goldenland Business & Industrial Park
In May 2003, the Sacramento City Planning Commission approved the Goldenland Business & Industrial Park in the rapidly growing North Natomas community of Sacramento. Goldenland will be a 178,000-square foot office, warehouse and industrial park on 13.7 acres, located at the southwest corner of Del Paso Road and Gateway Park Boulevard.

The site will be developed into 19 separate parcels with an equal number of small flex buildings suitable for small businesses. The project is aimed at businesses that want to own their buildings.

The developer of the project is Buntain Construction of Sacramento and the owners of the land are Daniel Lee and Tim Kwan. Lee and Kwan are also developing a 412-acre industrial park in Placer County.

OPUS Development & Fong Ranch
In June 2003 OPUS Development announced it would no longer be developing the long-sought-after auto mall that was envisioned for North Natomas. OPUS will develop the 120 acres (aka Fong Ranch) at the northeast corner of Truxel Road and Interstate 80. OPUS will be developing approximately 500,000 square feet of office space and is contemplating 750,000 square feet of retail.

The development of the office component will support the Downtown/Natomas/Airport (DNA) Light Rail line which is currently being analyzed by Regional Transit and other interested parties. A light rail station is planned for the immediate vicinity of the office development.

Natomas Crossing Business Center
Earlier in 2003, Panattoni Development, headquartered in Sacramento, received approval for the Natomas Crossing Business Center, located at the southeast corner of Arena Boulevard and Truxel Road. This is Panattoni's second development in North Natomas in the past four years.

Natomas Crossing Business Center will consist of 12 office buildings ranging in size from 8,000 to 45,000 square feet. Phase I of the Center will be available for occupancy in late 2003.

Comcast Call Center
In May 2003, Comcast announced it would establish a call center in North Natomas at 4450 East Commerce Circle. Comcast will occupy a 65,000-square foot building constructed by Buzz Oates Enterprises. Comcast will relocate 150 employees from its current offices on Pell Drive. In addition, Comcast will hire 350 new personnel to better serve its Northern California customers. The call center will operate 24 hours a day.

Other Developments
North Natomas has seen Buzz Oates Enterprises build almost 500,000 square feet of office/flex development, primarily along Del Paso Road, across from the Natomas Town Center. Cambay Development also developed a 77,000-square foot office building at the northwest corner of Arena Boulevard and Truxel Road. Primary tenants in this building include the City's North Natomas Permit Center and Unify Corporation, a local software development firm.

In 2002 Alleghany Properties received approval for development of a 110,000-square foot office building at the northeast corner of Arena Boulevard and Interstate 5. The site was originally intended to serve as the new corporate offices for Catholic Healthcare West, the parent corporation of Mercy Hospitals. The Arena Boulevard interchange, opening in early 2004, will provide direct freeway access to this site.

North Natomas is also home to Raley's 376,000-square foot distribution center and Coca Cola's 200,000-square foot distribution center.
